2. Assess Your Wants and Needs From Your Agent and Prioritize.

Do not assume what your agent is or is not doing. Write down everything and put in order of importance. Identify any items that absolutely must be accommodated. 6. Create a System for Reporting the Progress and Completion of Responsibilities.

Now that you have reached agreement, explain that you will need to have regular progress reports on a scheduled basis describing market feedback, the agent?s marketing efforts and other actions that your actions promised by your agent. When your agent knows that you are paying attention, it is more likely that commitments will be upheld.

7. Create a Scheduled System of Accountability.

Explain to your agent that your scheduled progress reports must contain evidence of the work completed. Tell your agent that it is not personal but you follow the wise axiom ?trust but verify?. So, for example, if your agent has committed to a weekly newspaper ad, the progress report should include a copy of the actual ad.

8. Draft a Mutual Written Commitment Leveraged by Consequences.

Here lies the power of the system of accountability. First have your agent agree to provide you with scheduled weekly reports which include supporting evidence of all completed activities. 9. Don?t Waiver in Requiring Diligent and Consistent Maintenance of All Agreements.

The most important agreement is the regularly scheduled progress reports. Though in a respectful and pleasant way, you must show your agent that you mean business. You have an agreement and it must be upheld. If you slack in this area, you can expect your agent to slack as well. And soon you will be frustrated at your agent?s poor service and results. Your consistency demonstrates your commitment to a successful result. 10. Replace Your Agent (Can You Fire Your Agent?)

If your agent does not follow through with your clearly stated written agreement, then you must attempt to be released from your listing. Once you have obtained a written listing cancellation, you can then replace your agent with one that is effective and honorable.

Note that your listing agreement may bind you to a commission. Therefore you should not list your property unless and until you have received a written cancellation. However, if your agent is reluctant to release you, there is still much that you can do and say to influence your agent to cancel the listing. Start by stating that you are not satisfied and that if you are released from the listing you are willing to go on quietly without spreading your dissatisfaction. If that does not work, you will have to take further steps to influence your current agent to cancel your listing.
