Property tax changes benefit commercial real estate development ...

It's very encouraging to find out that government-initiated reforms accomplish what they intend to do. South Carolina commercial real estate developers in Charleston, and across the state, have noticed the positive impact of recent changes to property tax laws. Many developers have noted that many of the problems that came up during transactions have largely been impacted by the new tax laws.

Last year, the state approved changes to how taxes are assessed at the point of sale for commercial properties and second homes. Prior to the changes, existing tax laws caused significant property tax increases as commercial properties with appreciating values were sold. In some cases, when property tax values climbed, taxes could increase by as much as 25 percent. Oftentimes, tax hikes of that size would disrupt -- even end -- ongoing commercial property transactions. Now, such tax jumps do not occur unless property values have risen by more than 33 percent.

One particular South Carolina developer has noted that these changes have brought several million dollars worth of investments into local communities. In fact, he noted one negotiation during which an investor was hesitant to provide funding largely due to point of sale issues. When the laws changed, many of the investor's concerns were erased. Overall, the developer noted that these changes help to grow the state's economy and provide jobs for those without work.

During major commercial property transactions, there are a number of complications that can arise. Fortunately, a major sticking point in property deals, point of sale, has been addressed by state lawmakers. As a result, Charleston and other South Carolina communities are seeing some of the benefits. On the other hand, some complications that legislation cannot always address, such as title insurance, zoning or access issues, can stall deals that stand to benefit communities. In those cases, the right kind of knowledge and know-how can produce favorable results for those looking to purchase or develop commercial property.

Fossil find sheds light on how humans evolved to walk (+video)

A discovery in Ethiopia?of 3-million-year old foot bones that once belonged to a human relative suggests that human bipedalism evolved more than once.?

Lucy, it turns out, had company ? another prehuman that also walked but spent more of its time in trees.

Skip to next paragraph A few million years ago, our ancestors stopped climbing trees and started walking upright, on two feet. To work out how and when this happened, researchers look for fossils -- and recently they found a surprising set of foot bones in Ethiopia. The foot is about 3.4 million years old, making it roughly the same age as 'Lucy' and her species, Australopithecus afarensis. But while Lucy's species had feet much like modern humans, the new foot has an opposable big toe, like a chimp. So do the foot bones represent a new species of hominin? Watch the video and decide.

Until now, there was no proof of another human relative living around the same time as the species made famous by the Lucy skeleton. But a fossil discovery reveals there was another creature around 3 million years ago and it gives new insight into the evolution of a key human trait ? walking on two legs.

The creature came to light when an international team of researchers unearthed a partial foot in eastern Africa. Like Lucy, it walked upright, but had a grasping foot that it used to climb tree branches. Scientists said it's now clear that various human relatives experimented with upright walking.

"This is just another window into solving the problem of how we got from a primitive foot to the modern human foot," said Bruce Latimer of Cleveland's Case Western Reserve University, who helped discover the fossil remains.

Various hominin species have co-existed throughout human evolutionary history, but this is the first sign of another during Lucy's time.

So what was this tree-climbing and ground-dwelling creature? Scientists don't yet know because no skull or teeth have been recovered to make a determination. But it's clear the foot did not come from Lucy's species, Australopithecus afarensis.

It's rare to find prehuman feet because bones are fragile and don't preserve well. So American and Ethiopian scientists led by the Cleveland Museum of Natural History were excited when they excavated eight foot and toe bones in 2009 in the remote Afar region of Ethiopia, 30 miles north of where Lucy was discovered in 1974.

By analyzing the bone structure and dating the surrounding dirt, the team concluded the fragments came from the right forefoot of a human relative that lived 3.4 million years ago. While Lucy had humanlike feet, this creature was less advanced.

The discovery was detailed in Thursday's issue of the journal Nature. The authors did not name the new species because they know so little about it.

Formspring: Long Distance Relationships // THATS WHAT SHE SAID.

Finally a question I can answer! ?I am the queen of long distance relationships and let me tell you, it is not a title you want. I don?t know if it has to do with the fact that I?m unlucky when it comes to relationships or if I just can?t get a guy within a 20 mile radius to deal with/commit to me. ?Either way, I?m no stranger to it. ?My ex-boyfriend moved 7 hours away in the middle of our relationship, the last guy I dated lived 2.5 hours away, and the last guy that I had a mutual genuine interest in (whom I met in Boston) was here on break? from Colorado. ?So yea, I think that sets up my long distance repertoire pretty well.

Anywho, I?m gonna go ahead and say majority of long distance relationships can?t work. ?It?s tough. ?Trying to find time in each other?s busy schedules to talk to each other, let alone visit each other, is not easy. ?Takes a lot of effort and commitment and those are hard to give to someone that you don?t get to see. ?Both persons have to put in a concerted effort to show that they?re still in the relationship 100% and if even one person slips a little, well you saw for yourself what happens.

Another reason why long distance does not work is because of trust. ?When I was in one I was tempted to cheat all the time. ?Most people don?t take long distance relationships seriously, so most people won?t respect your relationship. ?That means the temptation is straight up Eve and the apple status. ?And knowing that the temptation is there for you, makes you realize that it is there for the other person and whether or not you can overcome it, doesn?t mean you trust your partner to. ?I know everyone says ?I trust my man/woman, they would never do that to me,? ?but the thought still lingers like a ticking time bomb and all you need is to hear that one giggling coworker in the background to set it off.

But, alas, I do have one scenario in which the long distance relationship works and that is when one person decides to make a move THE move. ?If the relationship is so important to both parties and the love and opportunity (I say opportunity cause in this day and age it takes more than love to just up and leave your home) that one or both of you are willing to make the move then it could work. ?That step in the relationship is HUGE. ?Without the possibility of the two parties being permanently reunited then long distance relationships are pointless and a waste of energy. ?It takes a lot to make one work and at the end of the day one of you has to take that hop, skip, and jump to be with the other.

So, my answer is long distance relationships rarely work unless one of you is going to move to the other.

Can I Transfer My LLC's Property to Myself? And More Free Legal ...

On Tuesdays and Fridays, attorney Joe Escalante answers legal questions for free on the LegalZoom Facebook Page. Did you miss the last Free Joe? Don?t worry. We?ve got it all right here.

Marilyn: Can I transfer the deed on a property owned by my LLC to myself, personally?

Joe Escalante: The term is conveyance, and yes.

Tamika: Question for Joe: if you cosigned for someone to get an apartment and they skipped out on the rent with 4mths due and you setle with the complex, can you turn aroung and sue the person you cosigned for?

Joe Escalante: Yes. You promised to make good on the contract. You did that. You didn?t promise to pay the renter?s bills without being reimbursed (as far as I know). It?s perfectly legitimate to go after the renter for the amount you had to pay on the renter?s behalf. The doctrine of unjust enrichment would not allow the renter to get away with this. File in small claims court unless it was some kind of palace or something. Small claims limits vary from 5k to 10k depending on where you live. Good luck.

Patricia: Question: What are my legal obligations to a second mortgage lender if my house forcloses? Do I still have to continue paying or does the second mortgage foreclose as well?

Joe Escalante: The second, or junior, lender?s remedy to get paid is no longer connected to the house after foreclosure. The lender must go after you directly if you stop paying. They can get a court to order a deficiency judgment against you. However, this is evidently very rare and some states don?t even allow it after someone has lost their home.
They usually leave you alone., ?cuz you gots no money? Unless you have a bunch of other assets they think they can get at.

Michael: Is it worth trying to get a patent on an Android app I?m having developed. Also, is it even possible? The type of function is available in other areas of the tech world but not yet on Android.

Joe Escalante: To get patent protection your invention must be ?novel? and ?non-obvious.? Just applying it to a different piece of hardware might not qualify. But the patent office often gives patents out willy nilly, so you could try. Do a little research and see if they have granted similar patents to others in your situation. In the app world, where things move so fast, by the time you got your patent finished, there might be a new generation of app ideas that makes yours obsolete anyway.
I would pay for a consultation with a certified patent attorney.

Ricky: What exactly is a toxic LLC, and how does one avoid setting one up?

Joe Escalante: A toxic LLC is just a term that describes an LLC that exposes its members to personal liability and doesn?t provide tax benefits normally connected to an LLC.
This has to do with whether your LLC is properly set up and maintained. You need a good tax pro to make sure you are benefiting from this entity. You also need to deal with creditors in the proper way to avoid personal liability.
However, a lot of insurance is ?insurance? against the possibility that your LLC is toxic.

Josh: Hey Joe. I know that shares all have to be the same class in an S-Corp, but can the S-Corp issue non-voting shares? Thanks

Joe Escalante: Differences in voting rights among shares of stock of a corporation do not automatically indicate that there is more than one class of stock. One class of stock means everyone has the same rights in terms of distribution of proceeds and liquidation. However, sometimes an s-corp can engage in business that treats one class of share holder different than others, creating a constructive second class of shareholder, this losing the S-corp status. So yes, it?s possible.

Roxann: Question; I did a Will when I was pregnant 23 years ago, I know it needs to be revised, can I do that with LegalZoom or go back to the lawyers office that did it for me?

Joe Escalante: It?s easier to just make a new will. Wills (like the Legalzoom ones) always start out with a paragraph renouncing any previous wills. Then you just start over, copy and paste language you like from the old will, if you need to. That?s what I would do. Just get a legalzoom will and it will all be finished.

DeLyla: My insignifigant other threw me out in late July of last year and has keep every dime of the money, hoping to shame/starve me into accepting any thing for the divorce settlement. The divorce is scheduled for 04?23/12 and I have NO money to even consult a lawyer. Whick EVERYONE suggests I do ? Legal aid is a no go so far ? to busy, so if their was no PHYSICAL abuse, i go to the bottom of the line. spoke to a graet lawyer who gave me advise, but she said $10,000.00

Joe Escalante: If you have no income, and your husband has some, the lawyer should petition the court to have your ex husband pay your legal bills. This technique varies by state, but in my state it happens all the time. Next, buy the NOLO press divorce book with the dog on the cover. Read it. It will really help you.

Juan: I started a corporation in Delaware, I office in Texas, do I need to pay Texas taxes though my business is based online?

Joe Escalante: In California you would pay to do business as a ?foreign corporation.? I?m not sure what Texas charges for that, but they probably aren?t going to buy your ?online business? argument. If you are physically present in the state pushing the buttons, they are going to want to decide whether they are going to tax / control you.

LisaMary: What recourse do you have besides small claims court when a ?boyfriend? literally lives off you for 2 years (rent, car, food, clothes) promising to share expenses then actually steals your cash stash and hits the road?

Joe Escalante: None. But if it was actual theft you could try to file a police report, but the police will tell you to go on Judge Judy.

Jon: What is the best business entity to form (C-corp, S-corp, LLC, ?) when our business is based on Internet sales of physical & virtual products as well as some in-person & online events? We focus on international family travel & are consistently on the move (we take our 2 young kids everywhere we go).

Joe Escalante: I would talk to my tax pro. This is really their area when it comes to deciding which entity is going to be best for you. When it comes down to it, the person doing your taxes knows way more about what this is all going to cost you at tax time. Legally, they all can provide protection, but so can insurance. The LLC is easier to maintain, but the tax pro may have reasons to make you a corp. Good luck.

(AP) ? Venus Williams looked weary Wednesday after winning three consecutive three-set matches, and she lost to Agnieszka Radwanska in the quarterfinals of the Sony Ericsson Open, 6-4, 6-1.

Williams' serve lacked its usual velocity, and by the final game she wasn't even chasing after shots in the corner.

The tournament was Williams' first since the U.S. Open last August, where she withdrew after being diagnosed with a fatigue-causing autoimmune disease.

Eager to keep points short in the 85-degree sunshine, Williams charged the net often but was frequently had to lunge for shots. She committed 38 unforced errors to 10 for Radwanska, and won only five of 26 points on her second serve.

She was the second Williams in 18 hours to be eliminated. Younger sister Serena lost Tuesday night to former No. 1 Caroline Wozniacki.

Venus Williams is ranked No. 134 and needed a wild card to enter the tournament. The three-time Olympian's goal has been improve her ranking enough to qualify for the London Games, and she's projected to climb next week back into the top 90.

In the past, the cutoff for making the Olympics has been around 68th. It will be based on rankings in early June.

Radwanska, ranked a career-best No. 4, advanced to the Key Biscayne semifinals for the first time. She's 0-4 this year against top-ranked Victoria Azarenka and 24-0 against everyone else.

She beat Williams in 2006 but had since lost five consecutive meetings.

Williams overcame a match point in the third round against Aleksandra Wozniak, then beat No. 15-seeded Ana Ivanovic. Despite a day off Tuesday, her energy reserve appeared low from the start of the quarterfinal, and she lost the first seven points.

Radwanska took advantage of Williams' lethargy, hitting several drop shots for winners and pouncing on weak second serves. Radwanska's own serve was solid, and she hit aces on the final two points of the first set.

When Williams had a chance at an easy overhead, she walked up to the ball flat-footed. Facing break point early in the second set, she mustered only a 72-mph second serve, well below her norm of 110 or more.

Williams lost the final six points, dumped her last shot into the net and left the court quickly, managing a wave and grin for the applauding crowd.

?Maybe it?s a kind of Robin Hood,? says Michael Knobel, the manager. ?Or someone with no family who wants to give something back to society ? that would be the romantic interpretation.?

Mr. Knobel is engaged in a game that all of Braunschweig is currently playing: Guess who? ?Who? has for several weeks been placing envelopes containing ?10,000 (more than $13,000) each at various places around town. A church, a kindergarten, and a soup kitchen have all received the unmarked envelopes filled with 500-euro notes. In all, ?200,000, or close to $260,000, has been given away.

In some instances, a clipping from Braunschweiger Zeitung, the local newspaper, referring to the recipient accompanies the money. ?Of course, this is great for us as well,? says Henning Noske, who edits the local news at Braunschweiger Zeitung. ?People love mystery, secrecy, fairy tales. They love to read about it, and we can give it to them.? The airline industry in the UK has been constantly changing since the deregulations within Europe in 1993. The short-haul flights for the UK market accounts for the 72.5% of sales in 2006, worth 6.3 billion. This dynamic sector of short-haul flights has achieved a growth of 14.54% over the year 2004-2006 (Datamonitor, 2007). RyanAir has emerged as the major low cost, no-frills airline in the European airline industry, whose origins are from Ireland. The company started operating in 1985 and entered the UK market in 1993 when it reinvented and re-launched itself as a low-fare carrier after rationalizing its route networks and aircraft fleet.

The current report has been aimed at analyzing RyanAir from system's perspective and proposing cultural change for the company in the light of external business environment. In order to achieve the aim of this report, the basic objectives are to create system's diagram for RyanAir and highlight advantages and disadvantages of using system's perspective; to examine RyanAir's control over its environment; and lastly to analyze and recommend cultural change in the company to become more effective.

Organizational Context:

RyanAir is provider of low-fare, no-frills, and point-to-point scheduled passenger services on short-haul routs between the UK, Ireland and mainland Europe. Drawing upon Euromonitor (2007), it should be noted that the airline currently serves 487 European destinations with the help of an impressive fleet of more than 120 Boeing 737-800. It has also been highlighted by RyanAir (2007) that the currently the company carries approximately 42.5 million passengers across these routes through 20 European bases. The core competencies of the company involve lean business model, cost cutting, e-ticketing, and outsourcing peripheral tasks. These competencies have lead to a competitive advantage to the company that has resulted in revenues of E2,236.9 million during the 2006-07 fiscal year, an increase of 32.2% over last year (Datamonitor, 2007). The revenue increase has also been reflected in net profit that has increased 42% since last year to become E435.6 million during 2006-07 fiscal year (Datamonitor, 2007).

Systems Perspective:

The literature has highlighted that system thinking is an approach that considers the adaptive whole, i.e. the whole entity that survives and adapt in a turbulent environment (David, 1995). It should be noted that it is an epistemological concept, which has its roots in reductionism (Ho & Sculli, 1994). Reisman & Oral (2005) have defined systems as ?an organized, unitary whole composed of two or more independent parts, components or subsystems and delineated by identifiable boundaries from its environmental subsystems? (p. 165). Literature has suggested that systems perspective of organizations addresses the difficulties associated with sustainable strategic management by directly involving people and their perceptions of systems into the process. Systems perspective of organizations can be explained with the help of following illustration:

RyanAir from System's Perspective:

The company reinvented its business in 1993 with the concept of eliminating travel agents and removing peripheral services. According to Tarry (2004), the concept was radical and untested at that time, but proved to be successful with the help of digital technology and the effective use of the growing mediums like internet and mobiles. The company challenged the traditional business models by following the concept of reaching the consumers directly with a cost containment manner i.e. through internet. This allowed the management to offer airline tickets at the cheapest possible fares and in an elastic industry like airline the model found a fit with the huge demand for cheap point-to-point travel. This, according to Pender & Baum (2005) was coupled with the favourable macro environment conditions like deregulations of the European Airline industry and expansion of EU, helping in standardization of procedures.

In order to illustrate RyanAir from a system's perspective, researcher has used tools like rich pictures (Checkland, 1981) and value chain (Porter, 1980). The use of rich pictures in conceptualization of the Ryanair is the first step towards understanding of ?messy' and complex internal situation. Value chain has been described by Porter (1980) as the link between the values of activities of an organization with its main functional parts. It is a strong tool recommended by researchers as it attempts to make an assessment of the contribution that each part makes to the overall added value of the business. The following illustration highlights the core business aspect of RyanAir from system's perspective.

The systems diagram highlights the e-commerce strategy of the company that has its roots in the year 2000 when the company sold its first ticket online at ryanair.com and the management introduced the cost cutting initiatives like reverse auctions, check in kiosks, real time pricing and fuel hedging. These steps show the high inclination of the company's promotional and marketing mix towards using the expanding medium of internet to eliminate travel agents. The company's business model can be defined as three pronged i.e. customer focused, owning markets and cost reduction. These three characteristics are exhibited by the company with the following features:

* low fares;

* high frequency flights;

* point to point service;

* no free meals or drinks on board;

* no seat assignment;

* short-haul flights; and

* flights to secondary airports

The use of internet has a high penetration within EU and especially within the UK. According to the latest official figures from the Office of National Statistics (ONS) (2007) indicate that subscriptions to the internet has grown more than 50% from 15 million in 2000 to 35 million in 2006. It has also been estimated that 60% of the population in UK use internet in their daily lives. This shows the growing importance of the medium and therefore e-commerce was found to be a strategically aligned phenomenon for RyanAir to use for reservation and distribution of its tickets. Over 90% of all seats on RyanAir flights are sold through ryanair.com and affiliate websites, making the airline one of Europe's biggest internet retailers.

Ticket-less travel has also helped the company to reduce its costs. RyanAir passengers receive emails containing their travel details when they book seats on the company's flights online. Ticket-less travel helps to reduce RyanAir's costs as it eliminates the cost of issuing, distributing, processing and reconciling millions of tickets each year. Other ways in which RyanAir reduces costs include not serving meals to passengers on its flights and undertaking paperless back-office operations due to the company's state of the art ERP system.

Advantages of Systems Perspective:

The use of rich pictures in conceptualization of the situation has been the first step towards understanding of ?messy' situation. In the light of analysis of RyanAirs based on systems thinking and methodology, it can be reflected that ?rich pictures' were found to be better medium than linear expressions in order to conceptualize the complexity of multiple interactions of systems within the organization. It has been noted that the use of systems perspective can facilitate the task towards developing a new outlook by incorporating characteristics and factors ignored by other strategic management methodologies and frameworks. Drawing upon Jacobs (2004), it can be highlighted that recommendations developed in the light of systems perspective challenged prevailing attitudes and assumptions of many industries.

It has been suggested by Waring (1999), that strategists usually ignore some important interrelations, contexts and vulnerabilities within organizations and their macro environment, while dealing with planning related issues. Christis (2005) has also indicated that having simply holistic view is not enough to create a sustainable competitive advantage for organizations. The analysis drawn for RyanAir has highlighted that systems perspective provides a way to conceptualize complex problems through interplay of external and internal players, thus overcoming these limitations of traditional ?reductionist' approach where problems are tightly defined as cause and effect analysis.

It can also be inferred from the analysis of RyanAir that systems perspective provides an opportunity to accommodate turbulent environment with the help of a range of solutions. Bergvall-Kareborn (2001) has suggested that the flexible approach of systems perspective towards ideal solutions depend upon who is judging the system, which therefore provides an opportunity to accommodate the needs of multiple stakeholders. Mingers (1990) has also agreed and further indicated that this methodology creates multiple satisfying alternatives to same situation, along with emphasising changing nature of systems and their environments.

Limitations of System's Perspective:

Flood & Jackson (1991) have critically analyzed the basic assumptions on which systems perspective have been developed. They have highlighted that the interpretive theory on which systems perspective is based in fundamentally restrictive in nature. Grundy (1990) has agreed by suggesting that this gap in systems perspective has led to the development of critical system theory (CST) which is based on more participatory action research. Flood & Jacson (1991) have also criticized the conclusions drawn through systems perspective, which suggest aiming for changing people's world view in order to create a social change. On the contrary, the research and application of systems perspective on RyanAir has revealed that it is open and in a never ending flux between interrelations and perspectives thus underpinning multiple paradigms. It has also been found that systems thinking did not impose any restrictions to limit the recommended transformations only at the level of world view.

Another criticism stems from the fact that systems perspective preaches involvement of all stakeholders in defining problems and therefore suggests that solutions resulting from the methodology should satisfy all the actors (Basden & Wood-Harper, 2006; p. 64). Jackson (1990) has also highlighted this point and stated that the only justification of using systems perspective is when the recommendations are agreed upon by all stakeholders involved and affected. Bergvall-Kareborn (2002) has therefore raised concerns that in a social and complex situation reaching an agreement by all actors can be problematic due to conflicting interests and power distribution factors, therefore reaching a solution through systems perspective can be unattainable. The critics have therefore argued that participation from key actors and stakeholders can change the outcome from methodology. Winter (2000) has suggested that systems perspective will serve those with power in case of restricted participation of all the actors involved in a transformation. These power-related criticisms can not be judged through the case of RyanAir, but Woodhill (1993) has highlighted the challenges faced during implementation of transformations resulted through systems perspective in a network of different organizations with no single power authority. Thus it should be noted that the analysis presented in this report as a result of the application of systems perspective on RyanAir might be confronted with power related issues if undertaken by different members of the organization.

The airline industry in the Europe has been constantly changing since the deregulations within Europe during 1993. The European airline industry is considered mature and it has been established that the top 10 companies dominate the market. The leading players, according to Mintel (2006) include Air France KLM, British Airways, Iberia, Lufthansa, SAS, RyanAir and EasyJet. Since the deregulation, budget airlines have started consolidating their growth across different routes across Europe. It can be suggested that growth of budget airlines have been fuelled by factors such as use of out of town airports, no-frills service, ?lean' structures, single class cabins, use of single aircraft types, high-frequency operation, direct selling, simple form of distribution and ticket less services. The strength of budget airlines has been the revolutionary operational use of internet in direct selling of tickets, online bookings and e-tickets. The use of internet has created a competitive advantage in the form of abolishing commission from travel agents and live updates on air fares according to particular flight bookings.

It has been seen that over the period of last decade, the firms competing in the industry have adopted defensive or offensive strategies in order to create a defendable position against these budget airlines. The literature has shown three major channels of profitability in any industry, i.e. the price of the products sold; the volume of the sales; and the cost of products sold (Lynch, 2003). It can be summarized that the three main concerns for the traditional airliners are: price reductions due to harmonization of European market; rise in oil prices; and increase in price conscious consumers. These have impacted on lowering revenues of traditional carriers while budget airlines have managed to survive and flourish in these conditions, which can be depicted as follows:

According to Porter (1985), a firm can gain competitive advantage if it is able to create value for its buyers. Companies can provide this superior value by offering products / services that are lower in prices than that of their competitors, or by offering benefits that are so unique that consumers are willing to pay a higher price for them. The former generic strategy is called the strategy of ?cost leadership? while the latter is labelled the strategy of ?differentiation?. RyanAir has shaped its strategic position originally as a low cost point-to-point airline, offering reduced fares in comparison with full-line airlines with minimal peripheral service. Therefore it can be suggested that this low-cost leadership corporate strategy of the company made it the master of its business environment as it was proactive and shaped the current industry structure. Although currently it maintains a low-price stance, its competitive advantage is deteriorating from main-line competitors that have adopted focused cost-leadership and differentiation strategy by mixing the best of both worlds. However, the company is being reactive to the current market conditions and tactically adjusting its low-cost leadership strategy and hence becoming the prisoner of the business environment. The corporate strategy of RyanAir can be represented with the help of Porter (1985) generic strategies categories as follows:

RyanAir's Organizational Culture:

There has been many competing definitions for organizational culture in the management literature, however the one that is most commonly quoted is that ?it is a complex set of values, beliefs, assumptions symbols and styles that define the way in which a firm conducts its business? (Barney, 1986). Chorn (2001) has highlighted that there is a strong correlation between organizational culture, management style prevalent in the organization and employee behaviour towards achieving strategic goals. Moreover, it has also been highlighted by Lynch (2003) that management style is one of the key ingredients towards achieving strategic aims and objectives of any organization. Therefore, it can be concluded that the shared values and culture are significant players in motivating employees to achieve the strategic direction set forth by top management.

In case of RyanAir, the company has its roots in the Irish culture and its corporate culture has evolved but the core values are still influenced by the regional culture. This geographical association of the airline can be analyzed under the dimensions discussed by Hofstede (1980) in his studies. The lines have been drawn as a subjective analysis for the Irish cultural impact:

The company has, however updated its values a number of times with changing business environment to reaffirm its strategic position to all its key stakeholders. The organizational culture that has stemmed out of this unique combination of Irish culture and RyanAir values can be suggested in the light of categories presented by Handy (1993) as ?power' culture. The power culture can be seen as inducing standardization of operations across the RyanAir's bases, which has resulted in benefits through economies of scale. Drawing upon Chorn (2001), it has been highlighted that organizational culture has a significant impact on management style that result in four broad categories of behaviour within employees i.e. innovative, entrepreneurship, administrative, or integrative. The current ?role' culture has been translated into an administrative yet performance oriented behaviour of the employees in the company and can be represented through ?Gottarna Cultural Map? (Chorn, 2001) as follows:

Proposed Cultural Change:

The ?power' culture that is the dominated form of corporate culture at Ryanair has resulted in a number of issues for the company in recent years. Drawing upon Datamonitor (2007), one of the main issues arising from such administrative and restrictive culture is that there have been a number of union disputes. In 2006, there were strikes of RyanAir staff at Girona airport backed by Spanish CCOO trade union, which was aimed at highlighting the working conditions of ground staff (Euromonitor, 2007). There was another incident at Brussels Charleroi airport with potential strike by the security staff working for RyanAir that resulted in cancelling and re-routing of many flights (Euromonitor, 2007). Such incidents highlight that the current restrictive culture is having its toll on employees and can be source of major disadvantage for the company in the long-run as skilled staff will have a high turnover.

Another reason for the cultural change at RyanAir can be seen from the fact that company has become reactive to the changes in current business environment. Drawing upon Chorn (2001), in order to have a competitive advantage that can be sustainable for longer period of time, the companies should have a strategic alignment between their external and internal environment. The most important external player can be seen as the market environment, while the internal players can be seen as strategy, culture and leadership style. According to the ?best fit' approach (Handy, 1994) and ?strategic alignment' (Chorn, 2001) approach, these external and internal characteristics need to be aligned. The changes in business environment show that RyanAir's corporate culture does not have a ?best fit' with it and therefore is resulting in deterioration of competitive advantage of low-cost leadership gained over a number of years. It is therefore proposed that in order to have effective and proactive business strategy that is aligned with the current turbulent business environment; the company should adopt ?role' culture (Handy, 1993). The role culture will translate into inducing a sense of responsibility among employees along with a degree of creativity towards achieving efficiency and effectiveness in their role. This proposed change in the corporate culture can be illustrated as follows:

Santorum campaigns in Missouri as caucuses begin

EFFINGHAM, Ill. (AP) ? Rick Santorum on Saturday morphed his chief rival for the Republican presidential nomination into the incumbent Democrat both are fighting to unseat, calling the two indistinguishable on key issues of the day.

Santorum, looking for another primary shocker in Illinois on Tuesday, lumped together front-runner Mitt Romney and President Barack Obama on everything from health policy to fossil-fuel regulations.

"People ask me why I am the best candidate to run against Barack Obama," Santorum said. "I feel like in some respects like I am running against Barack Obama here in this primary because Mitt Romney has the same positions as Barack Obama in this primary."

Santorum, the former Pennsylvania senator, homed in on a part of Illinois where he stands the best chance to rack up votes in Tuesday's Republican primary. It's the next big battle in his blow-for-blow nomination battle with the former Massachusetts governor.

Santorum's most piercing words came on health care, reminding the tea party-heavy crowd that Massachusetts enacted an insurance mandate that some regard as a template for the national law foes deride as Obamacare.

Santorum has ramped up his criticism of Romney as the Supreme Court readies for an unprecedented three days of oral arguments on the constitutionality of the federal law. He said Romney won't be able to effectively combat Obama on the issue as the GOP nominee.

"How long does he talk about Obamacare and the fact that he'll repeal it? Oh, he puts out that one-liner. But does he really get into the core issues?" Santorum said. "No. Because he can't."

Likewise, he likened Romney's moves to regulate carbon emissions to what he called a strategy out of former Vice President Al Gore's anti-global warming playbook.

Santorum spoke in the warehouse of an 87,000-square foot factory that makes high-end butcher's blocks.

It was the first of three events in southern Illinois, an area dotted with farms and small, industrial cities. He had concentrated on suburban Chicago Friday.

Santorum is banking on a strong showing in the downstate region, where the GOP electorate better suits his strongly conservative stances. Most of the state's population, however, lives in the Chicago area.

Luke Parr, an accountant from Greenup, Ill., gravitated to Santorum after his first choice, Texas Gov. Rick Perry, left the race. Parr said he believes Santorum, once in office, would keep the promises he makes while campaigning. It's a level of trust Parr doesn't have for Romney.

"He drives on both sides of the road. Someone is going to get hurt, probably the people who vote for him," Parr said of the former Massachusetts governor.

Earlier Saturday, Santorum was in the St. Louis area, mining for last minute support as Missouri Republicans gathered in local caucuses, the first step in determining how the state's 52 presidential delegates will be committed at the national convention in August.

Santorum won the state's nonbinding primary last month and was the only one of the four Republican presidential candidates visiting caucus sites Saturday. Former Massachusetts Gov. Mitt Romney and Texas Rep. Ron Paul also campaigned in Missouri earlier in the week. Former House Speaker Newt Gingrich skipped the state.

No winner will be declared from the nearly 140 local caucus meetings Saturday. That's because the state party rules do not require local delegates to be bound to any candidate, and no straw poll is being conducted. Saturday's meetings will elect 2,123 people to advance to congressional district conventions on April 21 and a state convention on June 2. It's at those meetings that most of Missouri's 52 delegates will be bound to presidential candidates.

Santorum, Romney and Paul were nonetheless urging supporters to attend the local caucuses, hoping to advance a slate of backers to the district conventions.

"Delegates. It's as simple as that. They matter," Santorum said, after an early morning visit to a caucus site at the Westminster Christian Academy in St. Louis.

Mixed among his supporters at the school were dozens of people with Romney signs planning to challenge local Republican leaders trying to elect a slate of Santorum delegates.

Norman Baxter, 77, a retired corporate communications officer who is the Republican committeeman for the local township, is among those pushing the Santorum slate.

"I'm a conservative ? a strong conservative ? and I think Santorum represents a lot of the values that I think are very, very important to the survival of this country," Baxter said.

Romney maintains a big advantage in the race for Republican National Convention delegates, with 495 to Santorum's 252, but is still a ways away from the 1,144 needed for nomination.

Former House Speaker Newt Gingrich and Texas Rep. Ron Paul, both of whom swung through Illinois earlier in the week, are also on Tuesday's ballot. But Gingrich has turned most of his attention to Louisiana, which votes next Saturday.
